Direct Lending
Bridging finance from £250,000 with no upper limit — funded by private capital, structured around your deal.
Aberdeen Corporate Finance operates a direct lending division funded exclusively through ultra-high-net-worth investors, family offices, and real estate hedge funds. This private capital structure gives us an uncapped source of funding — and the freedom to look beyond conventional lending parameters.
Where traditional lenders apply rigid criteria and lengthy approval chains, our investors assess each deal on its own commercial merits. If the proposition makes sound business sense and the underlying security supports it, we can help — even where others have declined. The result is a faster, more flexible, and genuinely personal lending service with some of the most competitive terms in the bridging finance market.
Rapid Decisions
In-principle response typically within hours, not weeks. No credit committees or board-level sign-offs.
Unlimited Capital
Backed by deep private capital pools with no fixed fund size. We scale to the opportunity.
Flexible Criteria
Adverse credit, discharged bankruptcy, complex structures — we assess the deal, not the tick-box.
Personal Service
Direct access to decision-makers throughout. No call centres, no passed-around files.
Competitive Pricing
Our specialist structure delivers market-leading rates from 0.35% per month.
UK-Wide Coverage
We lend on assets across England, Scotland, Wales and Northern Ireland.
Lending Criteria
The criteria below represent our standard parameters. However, our private capital structure means we have the flexibility to look beyond these guidelines where a deal has compelling commercial logic. If in doubt, present the case — we will always give you a straight answer.
Of Open Market Value, net of fees, costs and retained interest
No upper limit — we scale capital to the opportunity
Typically 1–12 months; longer terms available by arrangement
Interest can be rolled up for the agreed term
Competitive arrangement fees agreed upfront
Depends on deal structure; often zero on shorter-term loans
Accepted Security
We consider all mainstream asset classes. Every property offered as security will be valued by an independent RICS-qualified surveyor from our approved panel.
What You Can Use It For
Property Acquisition
Bridge the gap between exchange and long-term finance — particularly at auction or where speed is critical.
Development & Refurbishment
Fund ground-up builds, conversions and heavy refurbishment ahead of refinance or sale.
Equity Release
Unlock capital tied up in existing property assets for reinvestment or working-capital purposes.
Debt Restructuring
Replace existing borrowing, break chains, or consolidate finance across a portfolio.
Corporate Transactions
Fund MBOs, business acquisitions, or shareholder buyouts backed by property security.
Cross-Border Deals
We lend on UK assets for borrowers based domestically or internationally.
Exit Strategy
A clearly defined exit strategy is the single most important element of any bridging loan application. We need to understand — and be confident in — how you intend to repay the loan at the end of the term. Acceptable exit routes include:
Credit History
We take a pragmatic, case-by-case approach to credit history. Adverse credit is generally accepted provided there is a reasonable explanation and the underlying deal fundamentals are sound. Discharged bankruptcies and IVAs are considered on their merits. We focus on the asset, the exit, and the commercial logic — not a credit score.
